Neustadt is only in third place: What does this mean for Dresden's students?
In September 2025, the Sächsische Zeitung held an online voting to determine the best districts for students in Dresden. A total of 1,449 people took part in this survey. Contrary to the decades-long dominance of Dresdner Neustadt as the undisputed student district, this district only came in third place. The winner of the voting was Südvorstadt with 294 votes, followed by Löbtau with 289 votes. Outer Neustadt received 203 votes, which accounted for 14 percent of the total votes. This constellation of results raises questions about the change in the position of Neustadt as the most popular place to live for students, as the district has in the past been characterized by a lively nightlife and great cultural diversity. Sächsische.de reports that the change in the preferences of students could also be related to the rising rental prices in the Neustadt.
Dresden has a total of 64 districts, 62 percent of which have green spaces. The city offers 297,322 apartments, providing a variety of housing options for the more than 34,000 students who live there. Districts such as Outer Neustadt, Striesen and Löbtau, which are characterized by various advantages, are particularly popular at the moment. This is how Dresden lives refers to the attractiveness of the Outer Neustadt, which is known for its modern and lively ambience. There are numerous clubs, bars, cafés and shops there, which is particularly appealing for students.
Popularity of the districts
The Outer Neustadt is also valued for its good connections to the university and the city center. Travel times are approximately 20 minutes to the university and 15 minutes to the city center. The Neustadt is also close to the Alaun Park and the Elbe, which makes it particularly attractive for students. The average rental price in this district is around €8.86/m².
Striesen, on the other hand, impresses with its quiet and green surroundings as well as its proximity to the medical campus and the Elbe. The old buildings and villas there also attract many students, even if the rental prices are comparatively higher, around €8.00/m². However, such prices are clouded by poor DSL connections for some residents.
Löbtau, which came second in the survey with 289 votes, offers a quiet location with a direct connection to the university. The rental prices are more attractive here, on average €7.40/m², which makes the district particularly interesting for students. Shops and cafés along Tharandter Straße complement the offering.
This development in students' opinions could influence urban planning and political decisions to improve the housing situation in Dresden. Given the increasing number of students and cultural diversity, it remains to be seen how housing prices and the popularity of the districts will develop in the future.
