A Wischestadt company is planning to use the site of an old gas station in Seehausen for home development. The area is currently occupied by a meadow orchard, which many residents consider to be part of the townscape. Mayor Detlef Neumann highlights the urgent lack of building sites and emphasizes the need to renovate existing buildings in the city center. There are also considerations about making space available for future construction projects in the Beuster district, specifically in Esack. These measures are part of a broader strategy to create housing in the region.
An investor has already submitted an application to develop the gas station site at the old sports field. The city council plans to approve a project-related development plan for the “B-Plan Am alten Sportplatz” project at the next meeting. This is particularly important because the property is located outdoors, where building projects are usually subject to restrictions. The application was submitted to the administration at the beginning of July 2025.
Planned development
The aim of the application is to designate a general residential area for single-family house development on an area of 3,270 square meters. However, in the city's land use plan, the area in question is designated as an area for parks. A change to the land use plan could therefore become necessary, which can take place parallel to the development plan. The technical committees of the city of Seehausen will deal with this topic at the beginning of September. The local council will also make decisions on complex issues of building land policy in order to create affordable housing while at the same time taking into account the high price pressure on the land and real estate market.
There have been efforts in the past to build four single-family homes on the site in 2002. However, these plans were rejected by the state administration office because there were concerns about the risk of fragmented development and the sound emission levels in the vicinity of the facilities mentioned. However, with the changed site conditions, a new development could now be possible, which opens up further opportunities from the current plans.
The municipality of Seehausen's guidelines on building land policy, which were adopted in March 2024, aim to create sufficient affordable housing. This is done taking into account unequal market conditions. It is to be hoped that the planned projects will contribute to improving the housing situation in the region.
