An ambitious residential project is becoming reality in Leipzig. Construction work has begun on a new urban quarter on Glesiener Straße in the Möckern district, which will include a total of more than 1,500 apartments. The first construction phase provides for the construction of 40 apartments, with construction scheduled to start in summer 2023. K&P Immobilien GmbH from Taucha is responsible for the eastern part of the 12.5 hectare area and is also aiming for comprehensive urban development changes with the project in order to increase the quality of life in the area. The new residential area is characterized by a high energy standard that meets the requirements of KfW 40 QNG and thus enables the use of special federal funding programs. The purchase prices are over 7,000 euros per square meter, and more than half of the apartments have already been sold or reserved. This is no wonder, as demand is high in this preferred location, which is in close proximity to major employers in the northern Leipzig area. The district is also marketed under the project name “Wettiner Westend”.

Planning and design of the district

The new city quarter, designed by the architects Hähnig I Gemmecke BDA PartGmbB, will extend over an area located between Max-Liebermann-Straße, the S-Bahn route, the Möckern cemetery and the former army bakery. Building Mayor Thomas Dienberg was positive about the jury's unanimous result and emphasized the importance of the overall concept for this previously lightly developed area.

The neighborhood will be designed with plenty of green space and will also include shopping and dining options, including a daycare center if possible. Health services such as doctor's offices and a pharmacy are also planned in a new building. The jury praised the diversity and flexibility of the urban structure as well as the quality of open space, but also noted that some details still need to be revised.

Further perspectives

The planned highlights of the city district include two neighborhood garages for residents and commercial space as well as three high-rise buildings that are to be built near the Slevogtstrasse S-Bahn stop. One of these high-rise buildings will be a majestic 45 meters high and have 13 floors plus a staggered floor. The architect Yang Zhang is also planning the “Zhang Tower” for 2026.

The entire planning process has already taken 13 years and a legally binding development plan is required to begin comprehensive development. At least 30% of the apartments should also be socially supported in order to ensure a mix of different types of housing and to support socially disadvantaged groups. The public display of the draft development plan is scheduled for this year, and the city council is expected to make a decision by mid-2026.

With these measures, Leipzig is sending a clear signal for modern housing construction and the creation of liveable districts. The structural and social development of the Glesiener Straße district will set the course for a sustainable urban space.
