Construction of 1,100 apartments at Bayerischer Bahnhof is gaining momentum!

The city of Leipzig has taken a significant step in urban development. A new development plan (B plan) for the area between the Bayerischer Bahnhof and Semmelweisstrasse was drawn up. The plan, which aims to enable the construction of up to 1,100 apartments, has been discussed in various discussions in the city parliament for years. Buwog, a renowned property developer, has been pursuing the realization of this project for a long time, which is now coming into focus again with the submission of the draft development plan. The urban development contract could soon enable construction to begin, which represents an important development for the city (iz).

The planning area was previously used by Deutsche Bahn AG, but is largely unused, which makes the development plan particularly relevant. According to a report from L-IZ, in addition to the apartments, the construction of a daycare center and a district park are also planned. This multifunctional use is intended to enrich the new city quarter and offer residents what a modern living environment needs.

The urban development vision for the area includes the construction of a mixed urban district along Lößniger Straße, which integrates not only living space, but also commercial and social facilities as well as retail up to a sales area of ​​400 m². The master plan, which originally emerged from a competition in 2011, divides the area into various sub-areas and precisely defines future uses. The designs by Wessendorf/Loidl from Berlin form the basis of the further planning process. Important results from citizen forums on the subject of urban development should also be incorporated in order to take the needs of the Leipzig population into account (iz).

A central concern of the new development plan is the creation of a district park that runs along the railway line and thus ensures sustainable ventilation in the city. This project aims to not only provide leisure opportunities, but also to respond to climatic challenges such as heavy rain events and heat waves by creating facilities that are robust against such extreme conditions (L-IZ). One aspect of this is reducing the dominance of cars in public spaces, which should improve both the quality of life and the environment.

Planned further developments

Another section of the project, the area on Kohlenstrasse, was excluded from the development plan. Here, Stadtbau Wohnprojekte GmbH is planning to build 150 high-quality residential units, with construction scheduled to begin in spring 2024. The first residents could move into their new apartments as early as 2026. The process of urban development is already in full swing, and it is expected that after the approval of the city council, the development plan will be publicly displayed (iz).
