Leipzig fights against housing shortage: 202 new social housing in sight!

The city of Leipzig faces the challenge of counteracting the shortage of housing and has therefore initiated several construction projects in order to create affordable living space. According to TAG24 are built at various locations in the city. As part of these measures, the Leipzig Wohnungs- und Baugesellschaft (LWB) plans a large construction project in Johannisallee, where nine apartment buildings with a total of 202 apartments are to be built.

of these apartments are offered 104 at a cold rental price of 6.50 euros per square meter. This is particularly relevant for many interested parties, since a large part of the apartments for owners of the White Residential authorization certificate (WBS) is reserved. These documents allow low-income households to obtain rental price and occupancy-related apartments. The WBS can be applied for by the city of Leipzig and requires certain income limits that vary depending on the number of household members. Stadtbau offers further information.

Details on the construction project

As part of the project in Johannisallee, the new buildings must also be designed in addition to the creation of living space. This includes green roof terraces and the protection of existing trees. The completion of the apartments is planned for mid -2027. In the summer of 2023, the LWB plans to put over 340 new apartments in rental.

In addition, further construction projects are planned in the city. These include 100 subsidized apartments on Samuel-Lampel-Straße, 104 apartments on Robert-Schumann-Straße, 65 apartments in Shakespearestrasse and 80 senior portraits in Mockauer/Kieler Straße. New construction projects on Essener Strasse and Plovdiver Straße are also scheduled to begin this summer.

increased grants in social housing

To support these initiatives, the Free State of Saxony recently increased social living space funding in order to react to the deteriorated framework conditions of housing construction. On December 19, 2023, the funding guideline for bound rental living space was revised, which leads to an increase in the funding rate from 40 to a maximum of 45 percent. This is particularly important because the construction prices rise and the associated offer rents increase. Media Service Sachsen informed that more than 130 million euros have been approved for social housing since 2018, which creates almost 3,000 social housing Are.

An example illustrates the changes in the funding amounts: In the case of a forecast supply rent of EUR 12.74 per square meter, the funding increases to 5.73 euros per square meter, which reduces the reduced social rent to 7.01 euros. Through these measures, the city of Leipzig will continue to create living space that is accessible to broad sections of the population.
