In 2025, Leipzig's rental market will be a dynamic terrain with significant price differences that depend heavily on the respective location. Depending on the source, the average net rent ranges between 9.99 euros and 10.82 euros per square meter. This shows the diversity of housing preferences and economic conditions in the city. While higher prices can be expected in the central parts of the city, some peripheral areas remain comparatively cheap.
According to FTD, the average rental price in the center of Leipzig is 12.42 euros per square meter, with prices of up to 14.87 euros per square meter being achieved in top locations. Similar tendencies can be found in Plagwitz, where rents start at 11.12 euros per square meter, and in Südvorstadt, which holds its ground at 10.15 euros per square meter. In contrast, districts such as Prohlis-Süd and Grünau are special exceptions with prices of 6.64 euros and 6.97 euros per square meter, respectively.
Sharp increase in rents
The rental price dynamics in Leipzig show that rents have more than doubled since 2010, from just 5.00 euros per square meter to the current 10.82 euros. What is particularly noticeable is that new buildings built after 2015 are priced significantly higher at 13.67 euros per square meter. Eco-friendly buildings that meet the EH55 standard can even expect a price premium of 18%.
Another interesting aspect is that small apartments of up to 40 square meters cost on average 10.63 euros per square meter, while larger units over 90 square meters have an average price of 11.14 euros per square meter. Despite these increases, the rental market in Leipzig remains in the middle compared to the rest of Germany, while it is rather expensive for eastern Germany.
Forecasts for the future
The forecasts up to 2030 show that rents will continue to rise, with annual increases of 4-5% for new buildings and 2-3% for existing properties. In the next few years, central locations could see price warnings of up to 18 euros per square meter. At the same time, the effect of the rent cap is being discussed, which will curb the pace of price increases but will not provide any real relief for tenants.
