Scheidtweilerstrasse in Cologne has reached an architectural highlight with the new “Langhaus” building. Cologne City Gazette reports that the nave is located between house numbers 44 and 48 and is an impressive 130 meters long. The development replaces three outdated residential buildings that date from the 1960s and are no longer suitable for renovation due to their poor structural condition.
A total of 76 different residential units were created in the nave, which were initiated by the Ehrenfelder cooperative. This concentrated residential offering includes everything from loft apartments to family apartments to special units for students. An urban base with a sand look houses commercial units, two daycare centers as well as a senior day care center and a common room for the cooperative.
A variety of living arrangements for different needs
The westernmost section of the longhouse offers 13 loft apartments with generous ceilings and floor-to-ceiling windows. An adjacent part is designed for families and offers 25 apartments with up to four rooms. There are also maisonette apartments and units for singles, couples and special shared apartments for students with a private bathroom and balcony. The rent for the student apartments is 8 euros per square meter, while the loft apartments cost 17 euros per square meter. The other apartments vary between 14 and 15 euros per square meter.
The Ehrenfelder Cooperative has set itself the goal of keeping rental prices affordable for all sections of the population through various construction projects. Their average rent is currently less than 8 euros per square meter, but the tense situation on the housing market is also reflected in the rental prices. According to a forecast in FTD was published, rents in major German cities have been rising continuously for over a decade.
Completion and challenges
The construction project took place over a period of ten years, during which the Ehrenfeld cooperative was confronted with challenges such as rising construction costs and a lack of skilled workers. Noise protection also posed a particular challenge, as the nave was built in the immediate vicinity of the KVB depot.
A finished building with a total usable area of 8,000 square meters and a large number of playgrounds at the property boundaries is expected by the end of 2024. Through its participation in the “Future Living” design workshop, the honorable cooperative has developed an innovative model for urban living that addresses the current and future needs of Cologne's resident population.
