Leipzig's rental prices continue to rise: Where living is now expensive!
The real estate market in Leipzig continues to be robust, despite economic challenges that are also noticeable in other regions. A current report from PISA IMMOBILIEN takes a detailed look at developments in 2023 and the forecasts for 2024.
The median rental prices for first-time apartments have risen to 11.44 euros per square meter, which means an increase of over 14% compared to the previous year. Rents for existing apartments have also increased by more than 5% and now reach a median value of 8.43 euros per square meter. This growth reflects the continued high demand for housing, which significantly exceeds the supply in the city. Demand is particularly strong for family apartments and compact units suitable for singles and seniors, as 56% of households in Leipzig are single-person households.
Market analysis and price trends
The sharp increase in demand is also being supported by a decline in residential construction. The Mitte district recorded the highest rental prices for new buildings at 13.04 euros per square meter, followed by the Southeast districts at 12.50 euros and South at 12.49 euros. The Mitte district remains the most expensive residential location, with a rental price of 9.86 euros per square meter.
With regard to the development of purchase prices, the average price for newly built condominiums has risen to 6,020 euros per square meter, compared to 5,400 euros in 2022. At the same time, there was a slight decrease in the prices for renovated old apartments, which are now at 6,097 euros per square meter, 18 euros less than last year.
